Lebanon, Maine, is a quiet, rural town located in the southern part of the state near the New Hampshire border. The population was 6,469 at the 2020 census. ADU Rules

  • Only one accessory dwelling unit per principal structure shall be permitted on a lot.

  • Size - ADUs cannot be larger than 50% of the primary residence's living area, or 800 sq ft, whichever is smaller. 

  • Height - Detached ADUs cannot be taller than the primary residence's eave line, with a maximum height of 10 ft for single-story ADUs and 16 ft for two-story ADUs. 

  • Parking - The primary residence must have two parking spaces, and the ADU must have one additional parking space. 

  • Location - ADUs must be located behind the primary residence's building line, unless the Zoning Board approves a different location. Additional entrances or exits for the ADU must be located to the side or rear of the primary residence. 

  • Septic and well - ADUs can share the primary residence's septic system or have their own, as long as it meets state requirements. ADUs can also share the primary residence's well, or have their own if public water isn't available. 

  • The owners of the principal structure must reside in the principal structure, not the accessory dwelling unit.
