Falmouth, Maine, is a picturesque coastal town located just north of Portland, known for its beautiful waterfront, lush forests, and charming neighborhoods. ADU Rules
Size
The ADU's living area cannot be larger than the existing house or 850 square feet, whichever is greater. The minimum size for an ADU is 350 square feet.
Entrances
The ADU and primary house can only have one main entrance, with other entrances designed to be subordinate.
Location
ADUs are allowed in all residential zoning districts, including in new or existing structures like barns or garages.
Ownership
Either the principal dwelling or accessory apartment must be owner-occupied for at least seven months of the year.
Rentals
The principal dwelling or accessory apartment can be rented, but not both. Rental periods must be at least six months, and weekly or monthly rentals are not allowed.
Commercial use
The principal dwelling or accessory apartment cannot be used for commercial purposes.
